ACCESS STATEMENT
WINDSOR HOUSE GUEST ACCOMMODATION
Windsor House is situated in the rural Residential area of Town Moor Doncaster . The building was constructed in 1905 when the professional residents required space and tranquility in their area of living. In consideration of the age of the building and three floors of rooms, the conversion to Guest House could only be achieved with limitations of the DDA reccommendations. There is ample off road parking on a broad highway in front of Windsor House. At the front of the property in the boundary area there are spaces for four cars. The approach to the front door off the forecourt is by either three steps or a short gradient of approximately four metres. There is a purpose built wheelchair access gradient to the front door from a secondary access gate to the property which conforms to the gradient measurement advised by DDA. ( see pictures above) The double glazed entrance door is 90.cm wide and there is a step over the base measuring 08.cm.
The room designated as the disabled room is on the ground floor, accessible along the hallway which measures 07 metres in length by 150.cm.wide. There is a turn at the end onto a smaller hallway measuring 90.cm in width by 03.metres in length. The room is at the end of this hallway entered by a fire door with an opening of 82.cm The room dimensions are, 420.cm by 300.cm The access width by the door leading to an en-suite with toilet, washbasin, bath with an electric over shower is 90.cm. and the en-suite measures 300.cm by 190.cm. There are assist handles at a convenient level adjacent to the toilet.
The bath is fitted flush to one wall and access is by one side only. There are handles to assist in getting into the bath ansd support handles to assist in the overhead shower when standing. Although ths room does not fully meet all the requirements we have designated it a disabled room with limited facilities because of it's ground floor proximity. Further details would be clarified when making a reservation. We consulted in site visits when the project was being created with DIAL and Building Control and implemented the majority of their suggestion
On the approach in the hallway, the dining room door is situated to the left 02 metres from the front door. It is entered by a fire door measuring 91.cm with no step to negotiate. The dining room is furnished with four dining room tables measuring 170.cm by 76.cm The height of the tables are 76.cm from floor level. At each table there are four chairs. The minimum distance at any point between the tables is 90.cm. To the right of the hallway 02 meters from the front door and directly opposite the dining room entrance is the first flight of stairs.measuring a tread step of 26.cm.and a rise to each step of 19.cm. There are Seventeen steps to the first floor landing. The kitchen at the end of the hallway is prohibited to all guest and access is to staff members only.
